Bhulekh Uttar Pradesh (in.ankrypt.upbhulekh) is developed and published by Ankrypt as a privately managed informational mobile tool. This application is NOT affiliated with, sponsored by, endorsed by, or associated in any way with the Government of Uttar Pradesh, Board of Revenue Uttar Pradesh, National Informatics Centre (NIC), or any other governmental body or administrative agency. All land data shown is retrieved from publicly accessible state government web portals (upbhulekh.gov.in).
1. Agreement to Terms
By downloading, installing, accessing, or using the Bhulekh Uttar Pradesh Android application ("App"), you confirm that you have read, understood, and agreed to be bound by these Terms and Conditions ("Terms"). If you disagree with any part of these Terms, you must immediately uninstall and cease using the application.
2. License and Acceptable Use
We grant you a non-exclusive, non-transferable, revocable, and limited personal license to download, install, and execute the App on Android devices that you own or control, strictly for personal, non-commercial, and informational purposes.
The App is provided free of charge to download and use.
3. Infrastructure, Rate Limits, and Abuse Prevention (Strict Enforcement)
To provide swift and dependable access to features such as the Live Khatauni View and Bhu Naksha, our mobile application relies on custom backend routing, caching, and server infrastructure operated by Ankrypt. To ensure equitable access for all users and preserve system stability, strict rate limits and automated fraud/abuse detection systems are enforced.
Strict Reservation of Right to Terminate Server Connections:
We strictly monitor connection integrity. You agree that you shall NOT under any circumstance:
- Launch automated bots, scrapers, crawlers, or high-frequency automated requests against our backend APIs or servers.
- Attempt to bypass, defeat, or manipulate our rate-limiting algorithms, request signatures, or security tokens.
- Reverse-engineer, decompile, or intercept API endpoints to build unauthorized third-party services or commercial scrapers.
- Engage in any denial-of-service (DoS/DDoS) actions, connection flooding, or behavior that damages, impairs, or overburdens our infrastructure or the upstream government servers.
If abuse, automated harvesting, malicious intent, or excessive usage violating our limits is detected, we expressly reserve the right, in our sole discretion and without prior notice, to immediately throttle, blacklist, block, or permanently terminate the offending connection, IP address, or device identifier from accessing our internal servers, thereby rendering the Live Khatauni view and related server-cached features completely inaccessible on your client.
4. Informational Purpose & No Legal Validity
The land records, Khatauni summaries, and cadastre map representations displayed in this App are strictly for immediate informational and personal reference purposes.
- The data presented in the App cannot be treated as a certified legal copy or presented as an admissible legal proof of title, ownership, or boundaries in courts of law, revenue litigation, or property registrations.
- For verified, legally valid, or certified copies of Land Records (RoR / Khatauni) or Bhu Naksha, users must obtain official certified physical or digitally signed documents from their respective Tehsil Office, Sub-Divisional Magistrate (SDM) office, or the official government revenue portal.
5. Upstream Data Accuracy & Caching Notice
Our internal servers cache public land record queries for durations (from hours up to multiple days) as managed by our operational team to optimize performance and prevent downstream outages. As such:
- Recent land transactions, mutations (Dakhil-Kharij), or boundary rectifications made in the state revenue records may experience a brief propagation or cache-expiry lag before appearing in the App.
- Ankrypt assumes no responsibility for clerical errors, omissions, or delays originating in the official government records or caused by upstream portal downtime.
6. Advertisements and Commercial Monetization
The App displays third-party advertisements delivered via Google AdMob. By using the App, you acknowledge and agree that:
- Advertisements are necessary to sponsor server infrastructure, maintenance, and ongoing free availability.
- Ankrypt does not endorse, guarantee, or sponsor any third-party products, services, or claims advertised through Google AdMob banners, interstitials, or reward videos. Any interaction or transaction you conduct with an advertiser is solely between you and the third party.
7. Intellectual Property Rights
All software code, application UI designs, custom graphics, logos, and server scripts developed by Ankrypt are the exclusive intellectual property of Ankrypt. Government emblems, portal names, and official state revenue marks are the property of their respective governmental entities and are referenced strictly nominatively for identification purposes.
8. Disclaimer of Warranties
The App and all content, materials, and services accessible through it are provided strictly on an "AS IS" and "AS AVAILABLE" basis without warranties of any kind, either express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, non-infringement, or uninterrupted availability.
9. Limitation of Liability
To the fullest extent permitted under applicable law, Ankrypt, its developers, affiliates, and licensors shall not be held liable for any direct, indirect, incidental, consequential, punitive, or special damages arising out of or related to your use of, or inability to use, the App or any decisions made based on the information provided herein.
10. Modifications to Terms
We reserve the right to revise, update, or replace these Terms at our sole discretion. Any changes will be posted on this page with an updated revision date. Your continued use of the App following any modifications constitutes acceptance of the new Terms.
11. Governing Law & Contact
These Terms shall be governed by and interpreted in accordance with the laws of India. Any disputes arising in connection with these Terms shall be subject to the exclusive jurisdiction of the competent courts in India.
